Meet the Board of Directors Candidates
Three candidates are seeking election for two open seats on the Board of Directors. In the order that their applications were received:
Candidate 1: Nicholas Elzroth
My name is Nick Eltzroth, and I live in Cherry Hill with my wife Claire and our two kids, Augie and Gigi. I’m currently the Chief Operating Officer for Paulding Putnam Electric Cooperative, where I oversee operations, engineering, IT, and broadband. I’m a licensed Professional Engineer in Indiana and Ohio and earned my degree in Electrical Engineering from Ohio Northern University. I also have an MBA from Ball State as well. Outside of work, I’m active in our local church, youth sports, and community events. I enjoy being outdoors, golfing, and spending time with family around the neighborhood.
I’m passionate about keeping Cherry Hill a great place to live and raise a family. We’ve built such a strong sense of community here, and I’d like to help preserve and strengthen that through responsible decision-making and open communication. I also want to ensure our HOA stays focused on maintaining the neighborhood’s value, appearance, and family-friendly environment while being fair and transparent to all residents.
In my professional role, I manage budgets, projects, and people—skills that directly translate to effective board service. I bring a balanced approach that blends strategic planning with practical execution. I also have experience working with boards and committees, understanding how to navigate differing perspectives while keeping the focus on the greater good. I believe in collaboration, clear communication, and accountability—values that I think strengthen any organization, including our HOA.
I currently serve on several internal and external committees through my co-operative, including safety and strategic planning boards. I’m also active in community and professional organizations that emphasize leadership development and service. These experiences have given me a strong understanding of governance, teamwork, and fiscal responsibility. I’d like to see the Board explore ways to modernize and clarify our architectural review process to make it more consistent and homeowner friendly. This could include clearer design standards, faster approvals for routine improvements, and better communication tools for residents. The goal would be to maintain the neighborhood’s appearance and value while making the process smoother and more transparent for everyone.
Candidate 2: Kathy Rhoades-Wright
Retired, Project Manager, LEAN (Process Improvement) Black Belt. I would like to assist my community with the application of my business and life skills. Project Management, Process Improvement, and Experience with other HOA’s Community Activities. Annual Dues on monthly autopay.
Candidate 3: Kurt Gutman
Indiana University, B.S., School of Public and Environmental Affairs., Minor in Criminal Justice. Michigan State University, Estate and Wealth Strategies Institute., Chartered Wealth Advisor.
Certified Plan Fiduciary Advisor (CPFA®) – Issued by National Association of Plan Advisors (NAPA)
I am interested in serving on the Cherry Hill HOA Board of Directors because I care about maintaining and improving our community as a place where residents feel heard, respected, and proud to live. I want to contribute to decisions that protect property values, ensure responsible use of HOA resources, and promote a positive living environment for everyone. I believe an effective HOA board requires transparency, fairness, and open communication, and I am committed to listening to residents and working collaboratively with fellow board members. Serving on the Board would allow me to give back to the community and help support thoughtful, balanced decisions that benefit Cherry Hill now and in the future.
As a financial advisor, I bring a strong understanding of budgeting, long-term planning, and fiscal responsibility, which are critical to the effective management of an HOA. I am comfortable reviewing financial statements, reserves, and contracts, and I value making informed decisions that balance current needs with long-term financial stability. I have also served on HOA, community, and nonprofit boards, which has given me experience working collaboratively, navigating differing viewpoints, and supporting transparent, well-governed organizations. These roles have reinforced the importance of clear communication, accountability, and resident engagement. As a resident, I am invested in protecting property values and helping ensure Cherry Hill remains a well-managed and welcoming community.
Previous Board Experience: Pine Valley Community Association, Concordia Education Association, Concordia Educational Foundation, Allen County Redevelopment Commission, Lutheran Social Services of Indiana, Allen County Economic Development Commission.
Voting Information
Online voting is open now and will close on Thursday, February 19, 2026 at 5:00 PM.
Residents may cast their vote in one of the following ways:
- Online through the Resident Portal (Voting/Survey tab located in the left-hand menu of the portal page)
- In person at check-in during the Annual Meeting
Prior to the official announcement of the two newly elected members of the Board of Directors, all ballots will be thoroughly reviewed to confirm voter eligibility and to verify that no duplicate submissions have been received.

The Cherry Hill Board of Directors has recently shared an important update with residents regarding the estimated pool due assessment. This communication includes key details about upcoming pool facility improvements and the financial planning required to ensure the pool and surrounding amenities remain safe, functional, and enjoyable for years to come.
Residents are encouraged to check their email for the full message — emails were sent only to those whose addresses are registered under their Resident Portal accounts. If you have not yet registered or need to update your contact information, please log into your Resident Portal and select Settings to update your email address, ensuring you receive future communications. You may also view the full communication directly in your Resident Portal under Documents > HOA Documents.
Additionally, the Board will soon be opening nominations for two vacant Board of Directors positions. This is a great opportunity for community members who wish to get involved and help guide the future of Cherry Hill.
